Terms

Rentiday's terms and conditions are being drawn up and will appear here before the first booking. A question about your rights or obligations in the meantime? Get in touch.

Rentiday is a listing platform for holiday homes, run from Belgium. We bring guests and landlords together. We are not a landlord, not a travel agency and not a payment intermediary. By "the platform" we mean rentiday.com and everything that goes with it, such as the dashboard for landlords.

We show homes that landlords list themselves, and we make sure you can reach them. That is where our role ends. We are not a party to the rental agreement between landlord and guest. Prices, availability, payments and cancellations are arranged between landlord and guest. This information comes from the landlord, so we cannot guarantee that it is always fully accurate and up to date.

What you send through Rentiday is a request without obligation. It only becomes an agreement once the landlord accepts it and you agree on the terms. You pay nothing on Rentiday: booking and paying happen directly between guest and landlord. The landlord sets the rent, the additional costs (such as cleaning, linen or tourist tax), the availability and the cancellation terms. Read them carefully before you book.

If you have to cancel, contact the landlord directly. The cancellation terms are the landlord's, not ours, and they differ from home to home. Ask for them before you pay anything. We do not step into a refund.

Rentiday provides an online space where landlords advertise their homes. We are not a party to the agreement between landlord and guest and we do not mediate in bookings, payments or communication. Despite our care, we accept no liability for damage, loss or costs, including through:

  • errors, inaccuracies or outdated information in texts, photos, prices, availability or any other information a landlord supplies;
  • disputes or misunderstandings between landlord and guest, including about bookings, payments, cancellations, house rules or the stay itself;
  • the condition, quality, safety, hygiene, legality or conformity of a home and its facilities;
  • damage, loss, theft, accidents or other incidents during a stay;
  • outages, interruptions, delays, maintenance or technical problems with the platform, whatever the cause;
  • incorrect, late or missing communication between landlord and guest;
  • acts, omissions or breach of contract by landlords, guests or third parties;
  • a landlord's failure to follow the tourism rules of the country, region or municipality where the home is located, such as a missing or invalid registration number, an exceeded capacity or unmet safety and reporting obligations;
  • fraudulent or false listings, even where the landlord had their documents checked. Our document check greatly reduces the risk of fraud, but does not rule it out completely.

This list is not exhaustive. Landlords remain fully responsible for the accuracy of their listing and for all obligations arising from their relationship with guests.

Anyone who lists a home on Rentiday agrees to the following:

  • Your details are correct: description, photos, prices and availability are accurate and up to date.
  • You reply within 48 hours to a request that comes in through Rentiday.
  • You follow the rules of the country where your home is located: permits, fire safety, insurance, tourist tax and the registration of tourist rentals.
  • The number of guests and bedrooms you state matches what is officially permitted. We are not responsible for the consequences of a difference between your listing and your permit or licence.
  • Registration number. If the country, region or municipality of your home requires a registration or permit number, you enter it accurately and keep it up to date. We show the number you give, but we do not check whether it matches a valid registration with the authorities. We may remove a listing with a missing, invalid or wrong number without prior notice. If you give a wrong number, you bear the consequences, including fines and inspections.
  • You fully indemnify us against administrative fines, enforcement measures, claims or costs arising from failure to follow tourism rules or from incorrect information in your listing, and against third-party claims in connection with your home or a stay.
  • Photos and texts. By supplying photos and information, you give us a non-exclusive, royalty-free, worldwide licence to use them on your home page and in Rentiday's search results in all languages, to promote your home and Rentiday through social media, newsletters, blog articles and advertisements, on the other sites of the same operator, and to offer them to media that report on your home or on Rentiday. If you do not want the last of these, untick "My photos may be shared with media" in your dashboard. You remain the owner of your photos, and you withdraw the licence by deleting them or ending your listing.
  • You declare that you hold all rights to the photos you upload: you are the maker or have the photographer's permission, anyone recognisable in an image gave permission for publication, and the photos do not infringe copyright, trademarks or other rights of third parties. If a third party complains, we remove the photo immediately; the consequences and costs are yours.
  • Your prices on Rentiday match those on your own website, your calendars and your other sales channels. A lower "from" price as a lure is not allowed. If there is a clear difference we will contact you, and if no correction follows, we take your home offline temporarily.
  • Some tools in your dashboard process a document automatically, for example to read in prices. They use AI and can make mistakes. You always see a preview first, and you remain responsible for what you finally save.
  • You fill in your invoicing details correctly: private or business, a complete invoicing address and, for business rentals, the company name and a valid VAT number. Incomplete details can delay an invoice or make it incorrect.

Verification is voluntary: your home also goes online without it, after our usual check. Anyone who wants the Verified label gets verified with documents. This is done with two documents that you upload in your dashboard: proof of ownership (for example a notarial deed or a land registry extract, a property tax assessment or a WOZ-beschikking (the Dutch property valuation notice), an energy certificate or energy label, or a permit or registration) and recent proof that you use or manage the property (for example an energy, water or internet bill no more than three months old, or a rental or management agreement).

  • The Verified label means we have checked that the landlord is connected to the property and that the address is correct.
  • The label is not an official recognition and does not replace registration with the authorities. The landlord remains responsible for following the tourism rules and for a valid registration number wherever one is required.
  • The label says nothing about the condition of the home, the quality of the stay or the reliability of the landlord. Our check greatly reduces the risk of false listings, but it is not an absolute guarantee.
  • Uploaded documents are deleted automatically 90 days after upload. More about this in our privacy policy.

Use the platform and the request form properly and with respect. Fill in your details truthfully and do not send a request without intending to rent. Read and respect the landlord's house rules and rental terms, and report any damage to the landlord immediately.

If something goes wrong with a home or a landlord, tell us through the contact page. We look at every report and we answer. A dispute about the stay itself is something you settle with the landlord, but we want to know about it. In the case of serious or repeated complaints we may remove a listing temporarily or permanently.

All content on the platform, such as texts, images, logos and design, belongs to Rentiday or to the rights holders. You may not copy or distribute it without our written permission. The photos and descriptions of a home remain the property of whoever made them. If you notice that an image of yours appears here wrongly, tell us and we will remove it.

We process personal data in accordance with the GDPR. We keep a request and forward it to the landlord of the home. We do not sell data. Which data we keep, why and for how long is set out in our privacy policy. You always have the right to access, correct and delete your data.

A home on Rentiday costs 49 euro a year. No booking commission is added: what a guest pays you is yours in full.

  • The current rates and running promotions with their conditions (such as a free first year) are on the hosting page. Prices and durations of paid extras are shown in your dashboard. When you sign up and with every purchase, you see the rate and conditions in advance, before you confirm.
  • Your own website. Your property page on Rentiday shows no link to your own website by default; guests reach you through the request form. If you want to show that link, you can with a paid option; you will find the variants and their price in your dashboard.
  • Free link through a link exchange. If your own website links to your property page on Rentiday, we show a free link to your website. We check that link every month. If we can no longer find it, we may switch off the link to your website; you will be notified by email. If you put the link back, we switch the link to your website back on.
  • Rates exclude VAT. As long as we fall under the exemption scheme for small businesses (article 56bis of the Belgian VAT Code), we charge no VAT and you pay the amount stated. If we become liable for VAT, the rate in force (currently 21%) is added on top for invoices from that moment. We do not adjust what has already been paid retroactively.
  • We may refuse or remove a listing if the home does not meet our quality requirements, or in the case of repeated complaints.
  • If you cancel your subscription early, we do not refund what has already been paid.

Your subscription runs for a year, from the day your listing becomes active. In your dashboard (tab Invoices) you will find two settings.

  • Automatic renewal (per home) is switched on when you sign up. Your subscription then renews by itself every year, so that your home stays online, at the annual rate in force at that time (see the page for landlords). We always notify you at least 14 days beforehand, with the amount and the date of the charge.
  • Automatic payment is also switched on when you sign up: your renewal is paid with the payment method you link. You give your authorisation for this at your first payment, in the payment screen of our payment partner (for a bank account, this is a SEPA mandate). Without that authorisation we charge nothing, and the notification asks you to renew yourself. You can switch off automatic payment at any time in your dashboard.
  • If you do not want to renew any further, you cancel your subscription with the "Cancel subscription" button in your dashboard, with a notice period of at most two months. Your home stays online until the end of the current period; after that it no longer renews and is no longer visible or available to request on Rentiday.
  • These settings apply to your annual subscription. Paid options, such as the prominent button to your website, you manage and renew separately.

If, in a full publication year, free or paid, you receive no booking request at all through the Rentiday request form, we extend your listing for the following year at no cost. The publication year starts on the day your home goes online. The guarantee applies to every landlord with an annual subscription, private or professional; with several homes, we assess each home separately. The following conditions apply:

  • Every request counts, including a request you declined because your calendar or your prices were not set correctly. You are responsible for correct availability, prices, minimum stay and arrival and departure days in your dashboard.
  • If your property page shows a “Book now” button to your own booking calendar instead of the request form, every click on that button counts as a booking request. Bots and scripts do not count. A click by you or a member of your staff also counts, so do not test the button yourself.
  • Test requests from the landlord's or an employee's email or IP address do not count. If your home page shows a link to your own website, free with our badge or paid, the following also applies: fewer than three click-throughs via that link in that publication year. Robots and scripts do not count. This click condition applies to every publication year that starts or renews on or after 9 October 2026. A publication year that began earlier is assessed on booking requests only.
  • One home is one physical unit. Anyone who artificially splits the same or almost the same home into several listings to obtain the guarantee more than once may be excluded.
  • The home was active and publicly visible for the full twelve months.
  • Your registration number was in order, wherever the country, region or municipality of your home requires one.
  • The guarantee applies once per home and cannot be combined. If you again receive no request in the second year, there is no new free extension.
  • The free extension is granted automatically at the annual renewal. You do not need to request it.

By signing up, you give us permission to take information, photos and rates that you have made public yourself (on your own website, in your ads on other channels, in public registers or on your Google Business Profile) to fill in and keep your listing up to date. We do this to get you online faster, and because a complete and correct page brings more enquiries.

  • Take texts, photos, amenities, house rules, check-in and check-out times and the room layout from your own website or ads, and rewrite or shorten them in our own words (reason: a complete page without you having to type everything).
  • Translate your description and room texts, or have them translated, including automatically (reason: the guest reads your page in their own language).
  • Enter your rates and costs from your public rates page or ad, and correct obvious typing errors (reason: the price with us must match your own channels).
  • Read your calendar through an iCal link or a connection with your booking system that you give us (reason: the guest only sees free dates and double bookings are avoided).
  • Look up and check your registration or permit number in public registers, and link your Google Business Profile and its reviews (reason: comply with the rules and build trust).
  • Contact you by email, text message or phone about enquiries, your listing, your payment and your renewal (reason: an enquiry must be answered in time).
  • You remain responsible for the accuracy of your listing and you check what we fill in. You can change everything or have it removed at any time. If you do not want something taken over, tell us through the contact page: we respect that.

We may adjust these terms as the service changes. The version on this page is the one that applies. In the case of a major change, we notify active landlords by email.

The order depends on what the visitor is looking for (place, dates, number of people) and how complete your listing is. Your subscription does not buy a higher spot. With the paid featured ribbon, a property can get one of the top two spots in searches in its area. Properties of the platform's operators can carry that ribbon without paying and follow the same rules. The full explanation is on the page 'How we sort'.

Rentiday is run from Belgium, so Belgian law applies to these terms and the Belgian courts have jurisdiction. If you are a consumer in the European Union, the mandatory protections of your own country continue to apply. We would rather settle a dispute by talking first.
