Holiday homes for large groups
With a large group everything turns on the layout: how many bathrooms, how many real beds, and whether there is one room where everyone fits around a table. The number of people on its own says little about that.

The places below take ten people or more. Each listing shows how many bedrooms and bathrooms there are, so that ratio is visible straight away.
What to look for
- Count on two bathrooms per ten people if nobody is to wait in the morning.
- Check whether the stated capacity is real beds or also sofa beds. That is set out in the room layout.
- Ask about the rules on noise and parties. Owners of large houses are often clear about it, and better before than after.
- With a large group an owner more often asks for a deposit. Ask how and when you get it back.
Frequently asked questions
Can I book a house for a party?
That depends on the house. Many owners allow a family weekend but not a party with outside guests. State the occasion in your request and you will know at once.
How many bedrooms do I need?
For ten people, four to five bedrooms is usual. Look at the layout: two rooms of five sleeps differently from five rooms of two.
Is there a deposit?
With large houses, often. The amount and how you get it back are set out in the conditions of the listing.
Can more people come than stated?
No. Capacity is tied to the insurance and sometimes to the permit. If there are more of you, look for a larger place.
